How to Determine the Timing of Your Sale
If you are wondering what season is best to sell your home, I believe you’re asking the wrong question, and here’s why.
A popular question for real estate professionals is, “When is the best time to sell?” Before we can answer it, you must clearly define your real estate needs and goals.
First, let’s address the role of seasons. The truth is, people are buying and selling year-round. In summer, foliage is in bloom and the weather is great for showings, but here in Florida, summer really isn’t that significant of a factor. It certainly shouldn’t be the ultimate decider of when you sell your home.
Instead of putting all of the emphasis on seasons, I suggest people focus more on the financial market—it’s a way better indicator of when to sell. If the interest rate drops by half a point, a buyer can pay more for a house. Additionally, the extra money you’ll secure can be put immediately toward your new house.
When do you need to move? Are you moving for your family or a job? An established ‘why’ takes precedence over seasons. Sure, if you’re far north in Caribou, Maine, where wintertime selling means battling six feet of snow, seasons matter—but you’re in the Sunshine State. Why you’re selling will often tell you when to sell.
As you can see, there are a lot of factors to consider, making it all the more important to have an agent you can trust.

Florida is a hot market, and understanding where you’re positioned in that market is key. Are you down by Disney, where there is heavy winter activity thanks to all the Brits who come to play golf? Or, are you in suburbia, where you’re locked into that regular school/vacation cycle?
As you can see, there are a lot of factors you should consider, making it all the more important to have an agent you can trust.
